Home Inspection
Sellers and Buyers are strongly urged to have a home inspection performed on any
property you are seriously considering selling or buying. The inspection should
be by a licensed, bonded home inspector of your choice. The inspector will look
for major structural defects in the home and supply you with a comprehensive report
outlining his or her findings. These findings may be used in negotiations of the
sale and purchase price. Negotiations routinely occur on conditions found on the
home inspection that were not previously disclosed in the Seller’s Disclosure
Statement. Research indicates that Buyers negotiate $2.00 for every $1.00 of repairs
that were not previously disclosed.
Some defects may require immediate attention. The inspector may also recommend an
in-depth inspection and/or correction by other licensed professionals such as roofers,
structural engineers, electricians, plumbers, termite and pest control operators,
etc. An inspection performed before listing or purchase can potentially save thousands
of dollars.
